Commercial real estate investing can be very rewarding for those who take the time and effort to approach it wisely, but it can be a trap for those who rush in without doing their homework properly.

If you are serious about building significant wealth from commercial property investment, you must have a proper investment strategy. This is a get rich slow business that requires patience, planning and persistence.

Double closing has attracted negative publicity lately, but only because it is misunderstood. This is a perfectly legal, moral and ethical method of trading that has been around for 100 years or more.


A double closing is simply two back-to-back closings wherein the proceeds from the second closing are used to fund the first closing. Both closings are done in escrow, so the "middleman" can buy and resell a property for profit without putting up their own cash.


The main downside you have to be careful of is that the closing rarely goes to plan and there are delays of up to a few weeks, which can cause the plan to unravel. Make sure any contract allows for this and you should be covered.


Contract for deed is an agreement whereby the buyer makes installment payments on an arrangement similar to car financing. That is, the seller holds the title to the property while the buyer has the equitable title.


Lease options consist of two elements, the first of which is the lease. This is a contract for use and possession of the property, thus creating a lessor/lessee relationship.


The second element provides a purchase option, which is a unilateral agreement where the seller agrees to give the buyer the exclusive right to the leased property. This is NOT a sale.


Make the effort to prepare your own income and expenses pro formas from the beginning, or get your accountant to do it. Don't rely on operating results or projections presented by the agent or the seller – chances are the seller will overstate income and understate expenses, then claim ignorance if challenged.


The only way to know the investment value of what the property is worth to you, is to develop an accurate projection of income and expenses, which can only be obtained by researching the market and determining in advance what the cash flow will be once your investment and management plan is in place.


Also, you need at least a 20-25 % down payment to get access to the best financing terms. You can still get finance on a payment down to 10% but you will pay more interest, loan fees and private mortgage insurance.


Remember, borrowing to cover the majority of your acquisition costs can boost your rates of return, but too much debt expense can be dangerous if the market takes a downturn.

Asbestos health concerns

Asbestos was once used widely in commercial and residential building projects. It is a strong substance that is even stronger than steel. It also is unaffected by heat, chemicals and does not conduct electricity. This all combined made asbestos a great building material. However, throughout the years many health problems have been associated with asbestos. Health problems first showed up in people that worked closely with asbestos, but it was soon realized that even those who did not work closely with it, but were exposed to it may also suffer health problems.


There are a few different types of asbestos. Chrysotile, called white asbestos is the most common form of asbestos used in the United States. Amosite or brown asbestos is made from light gray or brown fibers. Crocidolite or blue asbestos is made of blue fibers. Chrysotile, Amosite and Crocidolite are forms of asbestos that were most commonly used to make products. Such products include building materials, sewage piping, roofing, siding, electrical wire casing, tiles, paints and other construction materials. Asbestos was also used in automobiles for clutch and brake parts. In industrial settings asbestos was used for filters in beverage machines, flooring and cigarette filters. Asbestos was used on a great level for a variety of products thus making the discovery of its health risks important for everyone.


Asbestos is dangerous when breathed in. It is very hard to determine if asbestos is present in the air as it does not cause immediate problems like coughing or itchiness. Symptoms may not appear for 10 to 40 years after being exposed. Diseases caused by asbestos are hard to treat and most often impossible to cure. Asbestosis is one common asbestos related disease. It causes an inflammation in the lungs. Mesothelioma is a rare asbestos disease that is a cancer of the outside lining of the lungs and abdomen. Asbestos has also been associated with other forms of lung cancer. Asbestos related diseases are very painful.


Asbestos is no longer used due to the health concerns surrounding it. Asbestos is most dangerous when a product made from it is bothered and the dust is released into the air. The only way to safely handle and detect asbestos is through a professional trained to work with asbestos.


Is it really teak wood caveat emptor part one

This article contains a plethora of information and would be difficult to take in all at once. For that reason, I have broken this article into two parts.


“Caveat Emptor” is Latin for “Let the buyer beware”.


If you have Teak wood outdoor furniture, there is very little you will need to do be ready for spring and summer gatherings to begin. If you purchased “teak oiled” or “better than teak wood” outdoor furniture, you may be in for a big surprise.


There are several outlets that are selling wood outdoor furniture using phrases like, “Teak oiled wood furniture”. Teak oiled means just that: the wood that the furniture is made from has been oiled with Teak oil. Period. It is not Teak wood as many of us who may have purchased it would have hoped to believe.


Part of the problem is that we are all looking for the “deal”. We want to pay as little as possible for high quality items so badly that we often overlook or don’t look at all at what we are actually getting for our money.


What does “Teak like” furniture mean? Does that mean that the wood has a high silica content like Teak wood? Does it mean that the wood will weather all the natural elements and last 75-100 years left outdoors, like Teak wood will? What exactly does it mean?


Look at this verbiage on any number of websites or in any number of stores and you will see it. Some of these outdoor wood furniture pieces that are the "GREAT DEALS" are made from a wood called Nyatoh, not Teak. It is sold as an exotic hardwood and many outlets and advertisers call it a wood which wears and behaves like teak? Go on to E-Bay and you will find sellers who are advertising it as “stronger than teak wood”. In fact, that is not true.


Who are these marketers trying to kid? Guess what, they are trying to kid us all. Marketers are very good at putting spins on things to make us, the buying public, think one thing, and because we did not pay attention, it turns out to be something completely different.


Where are many of the consumers getting these great deals and purchasing their “Teak like” outdoor furniture? It is reported that many of these wood outdoor furniture sets are being purchased from big chain department stores located in each and every town across the United States, as well as local grocery and drugstores, and on the internet.


Take a look at Nyatoh versus Teak in one area of wood measurement: Durability. Nyatoh wood is generally rated as Class 3, nondurable to moderately durable, and has a low resistance to termite attack. Its sapwood is liable to powder-post beetle attack. Other woods more familiar to us with this similar durability rating are: American Cherry: African mahogany: Japanese Oak: Southern Pine: American Walnut: and Western Red Cedar, just to name a few.


Teak woods durability is classified as Class 1, Very Durable. Woods in this class include Ebony: Iroka: Makore: and Opepe to name a few. And this is just one area of measurement we are looking at, (just as a side note, class 2, which is Durable, contains familiar woods like American Oak: Balau: Sweet Chestnut: Cedar: Ekki: and Karri woods to name a few).


Nyatoh wood is protected with oil. Once treated, this wood should consistently be treated each year to maintain some protection from the elements. When it comes to Nyatoh wood, the consumer must pay particular attention to sufficiently oiling the “joints” where the protection is needed most. If water gets trapped in the joints of this wood, wood rot will begin.


There is absolutely nothing wrong with Nyatoh wood at all. It is being fashioned in very similar styles of other high quality outdoor furniture. If you are looking for the deal, make this purchase. Just be aware of what it is you are really buying. It is NOT Teak wood. You will need to maintain it differently than you would Teak wood and you may need to replace it more frequently just as you have your previous outdoor patio furniture.

Demographics and population trends influence almost every decision in modern life, from business planning to healthcare provisions, from education needs to fashion and style. Age, ethnicity, gender, income, mobility, employment, geography and other demographic factors determine the shape of our society.

For investors, the stakes are just as high. Investing in commercial real estate, for example requires the ability to forecast where there will be a growing population, and/or where the population's average income will be increasing.


In fact, commercial property investment requires a deeper understanding of demographic data; it is not just the population trends that need to be considered, but the demographics of the competition. And even those cannot follow a set formula.


For instance, an entrepreneur looking to set up a new car dealership needs to consider where established dealerships are located and set up shop nearby. Car buyers wanting to compare similar models need to visit several dealerships, so they need to be close to one another.


On the other hand, an entrepreneur looking to set up a new hardware store, should look for an area underserved by the competition or where new residential developments will be opening up. Hardware shoppers can compare brands of similar tools within the same store, so ease of access takes on a greater importance.


On the topic of ease-of-access, road traffic patterns can also make or break an investment, especially near busy intersections in competitive markets. The demographics of traffic can add to the complexity of making a commercial real estate investment.


Understanding where to invest in retail properties is one of the main reasons that demographic mapping is such a popular service, Wendy Cobrda explains. "To visually see the movement of people and their spending dollars helps businesses 'see' where they should open their next store."


Demographic data plays a role in vacation rental real estate, too. "Do you buy vacation rental properties, or do you sell the ones you have now?" asks Steve Curtis, owner of FabVillas, a website listing vacation rental properties in Florida. "Well, that depends on how much disposable income people have for vacations and, more importantly, on the age of the population. A younger person is more likely to backpack through Europe, and stay at a hostel. An older person in more interested in comfort and privacy, which is what vacation rental properties offer."


It also depends on where populations are growing more, as well as where the affluence is growing. If an economic boom is happening in England and France, but not in the USA and Canada, a vacation rental in Spain might prove more useful than on the Gulf Coast of Texas.


"Business planning is just a shot in the dark without solid market data," explains Ms. Cobrda. "Demographic data reports and maps help businesses project market activity into the future, helping to avoid such catastrophes as building stores with no customers or storing a few million dollars of inventory that nobody wants."


Given the high stakes of real estate investment, whether in residential, commercial or vacation rental properties, demographic data reports and market segmentation data are even more important.

When John depicts both the antichrist and his kingdom with the symbol of a beast, Revelation l7:1f, he is showing us some futuristic series of events that some say is too much to entrust to the uncertainty of a vision, much less a symbol within a vision. This argument is instantly neutralized when we realize that many years before John’s vision the prophets had similar visions that are now fully completed, and are now a part of the historical record. For example Daniel saw the rise and fall of four separate kingdoms in two visions that he had himself or interpreted for the ruler in his time. Daniel saw the rise and fall of the Babylonian, Medo-Persian, Greek and Roman empires. One vision was of a man and the other of various beasts, Daniel 2:lf and 7:lf These visions are now part of the past and serve only to prove that God does use such images, they are always accurate and it is time to get onboard if you are going to take God seriously.


Question:


Are natural disasters the evidence that the end is at hand?


Answer:


Actually the increase of natural disasters is not the evidence that it is the end. They are the evidence that the end is about to begin. They are those things that signal the approach of the coming troubles and the return of Christ. Jesus put it this way…And ye shall hear of wars and rumors of wars: see that ye be not troubled: for all these things must come to pass, but the end is not yet. For nation shall rise against nation, and kingdom against kingdom: and there shall be famines, and pestilences, And earthquakes in divers places. All these are the beginning of sorrows. Mt 24: 6-8 Such events then are the precursors to the great tribulation they are not the tribulation in all its fullness, and it’s scripturally provided order. You can almost hear the phrase…Just when I thought it couldn’t get any worse, guess what happened.


Question:


Are natural disasters, wars, nuclear incidents, and terrorism Gods judgments?


Answer:


They may be his judgments for our ongoing sinfulness but they are not the judgments spoken of in Revelation. The events that follow the breaking of seven seals, the blowing of seven trumpets and the pouring out of seven vials of wrath are all intervening judgments performed by God alone.


Let me be brutally succinct and put it another way. Man does not perform the judgment of man in that day. God glorifies himself alone. Men would only try to explain the judgments away as some inexplicable anomaly or natural occurrence. They would not think it had anything at all to do with their own way of life. They would never admit that their sins had finally come under the scrutiny of an angry God.


God has endured centuries of our reasoning and wrangling about whether he would actually intervene and judge our behavior. Not even Christians seem to know that he has given us a many examples and an iron clad guarantee that assures us that he will. In the twenty eighth chapter of Deuteronomy, God gives a list of the blessings that we will earn if we obey him in a mere fourteen verses. In the same chapter he pronounces the things that will befall us if we choose to go our own way, and that takes no less than fifty four verses.


Some of the judgments included are madness, hemorrhoids, and blindness. The worn out clichй that says that a loving God would never do such things to us needs to be re-examined in a more realistic light. God usually forewarns people through men and women who aren’t afraid to speak up, but he tells only a very few exactly what those judgments will be. I have not been notified about great disasters or calamities as a rule, but I am still under mandate to proclaim those judgments revealed in the scripture and especially those of the book of Revelation. The only specific judgment I have so far ever been apprised of in advance is the coming economic collapse in America. That doesn’t mean I haven’t felt that some of the calamities I have witnessed did not make me ponder the idea that God had surely intervened to bring them about.


One such event was the recent tsunami that killed a quarter of a million people in Indonesia and other counties in that part of the world. I don’t like hearing about disasters, hardships or the demise of any people and it brought me great sorrow to learn of this horrendous tragedy. I prayed for those families who had victims of the disaster as I watched the reports along with the rest of the world.


About a week after the tsunami struck I heard a little news item about that region of the world that had not received much attention before or after the disaster. I found it impossible to overlook the report without giving it further examination. I heard a report that said that the sale of infants and the child pornography business in that area is the largest in the world. The reporter said, it is estimated that the income for child porn and baby sales was approximately twelve billion dollars a year. If ever I have felt that a calamity could he a direct judgment of God it was this one. I was reminded of a powerful and serious warning that Jesus gave... But whoso shall offend one of these little ones which believe in me, it were better for him that a millstone were hanged about his neck, and he were drowned in the depth of the sea. Mt. 18:6

Gold investment versus alchemy turning dross into gold

I’m often asked if Gold is a good investment and I invariably answer that gold may well be a good long term investment for an investor but I am a wealth creator and the very word “investment” is simply not part of my wealth creation vocabulary.


This statement usually results in a very perplexed look on my questioner’s face.


And so it was with Walter. Walter is a financially struggling bank employee and came to me to learn about wealth creation. (Yes I assure you, there are tens of thousands of financially struggling bank employees out there.)


‘Charles, so you are saying that if you had a spare $25,000.00 you would not even consider exchanging it for gold bullion?’


‘My dear chap, why would a wealth creator swap one asset (money) valued at $25,000.00 for another asset (gold) also valued at $25,000.00? Rather pointless exercise don’t you think?’


‘But gold may rise in value and your money might devalue – isn’t gold a hedge against such occurrences?’


‘Yet equally, gold could go down in price and the currency strengthen – surely what you are contemplating is just a form of gambling, is it not?’


‘On that logic all investment is a form of gambling, as prices of any share or commodity can go down as well as up. That is why one needs to weigh the risks.’


‘Exactly so – and that is why I am a wealth creator and not an investor or speculator. Investors and speculators hope and pray for some future event to occur, whereas a wealth creator insists on increasing one’s wealth at the point of purchase.’


‘But Charles you can’t buy gold bullion at wholesale rates – as you well know the spot price is fixed daily.’


‘Who said anything about paying wholesale price for it – I would prefer to be an alchemist and turn dross into gold.’


Walter’s young moon face went red with frustration. ‘Oh come Charles, please be serious with me and stop toying. I truly want to be wealthy one day and on a bank teller’s salary alone, I can’t see that happening.’


‘Oh but I am being serious. Turning dross into gold is a very enjoyable hobby – the challenge is not whether one can accomplish the task – merely how quickly one can accomplish each stage of the goal one sets for one’s self.’


‘An enjoyable hobby! … But how on earth do you do that?’


‘Simply by making the conscious decision to become a wealth creator – develop your own part time wealth program and stick to it. Besides my book The Secrets Of Wealth Creation Revealed, I’ve written many free articles that are now all over the web. Study them and then begin your wealth program ASAP! There are a thousand and one ways to accomplish the task of turning dross into gold. It’s a matter of first knowing the principles, secondly establishing an easily managed workable plan - then thirdly, having the fortitude to stick at it.’


‘You mentioned setting “goal stages” could you give me an abbreviated example of how one goes about the process?’


‘Well if your desire is to amass gold then if I were you, I would have a clean out boot or yard sale of all superfluous items in my possession (dross) to raise some initial capital. I would take that small amount of money and taking my time (because time is virtually immaterial to the success of this endeavor) haunt charity shops, other peoples yard and boot sales, auctions etc and buy items that I know I can resell at several times the price I paid.


I would keep a list of the expected realizable value of such items (wealth total) and keep buying and selling till that list total becomes about $9,000.00 in value. Now I know to you that may sound difficult to achieve right now but please understand, if you are working on 200% minimum mark up, this can be accomplished so quickly. That is $150.00 in sales becomes $450.00 which becomes $1,350.00 which becomes $4,050.00 which becomes over $12,140.00 and so on.


Now as I said, once that total of goods on hand passes $9,000.00, stage 2 of my wealth plan would come into effect. That is, I would then save the proceeds of the next approx $3,000.00 of sales (depending on current spot price) and purchase a 5 ounce gold bar.


The realizable value of the remainder of stock would still be a minimum of $6,000.00. My next task would be to quickly increase this total back up to $9,000.00 and then repeat the gold purchase. You can continue this process until you feel you have amassed enough gold.


You will find as you learn and gain experience, wealth creating will become your second nature. Opportunities will materialize all around you. Soon you will be running in and buying gold bars at least twice a month. People will think you have the Midas touch and you will be able to say ‘No it isn’t that at all – It is all the result of Alchemy and my dear old friend Charles Goodwin!’


Do not worry about the spot price fluctuating. Merely stay detached and consider that you are simply turning dross into gold and of course that is exactly what you are doing. If you have any doubts in your own abilities divide all the figures by 5 and initially buy an ounce of gold at a time. I can assure you the journey is both exciting and interesting. You will learn so much upon this journey and then one day the penny will drop and you will suddenly realize that the world is now your oyster. You can create as much wealth as you desire.’

Internet banking means fewer hassles for students

College freshmen face a long list of hassles when they leave home for the first time and move into a dorm or their own apartment. Today, thanks to the growth of Internet-based banks, setting up a checking account for college students is no longer on that list of dreaded tasks.


Internet-based banks, such as NetBank, allow students to set up a checking account from their parents' home with just an e-mail account and a driver's license. Students arrive at college with pre-printed checks, as well as an ATM, debit or credit card.

Internet bank accounts provide additional convenience to students, such as NetBank's free, unlimited access to online bill pay, which eliminates the monthly exercise of writing and mailing checks. It's an easy way to ensure students don't forget to make a payment or don't get hit with a late fee during busy times like mid-term exams and homecoming week celebrations.


Students can also earn more interest and pay fewer fees, because an Internet bank doesn't need to cover the costs associated with running a local branch.

Natural beauty through mineral makeup

As we become more aware of our environment and more aware of the products that we are putting into and onto our bodies, natural and homeopathic products are taking the cosmetic industry by storm.


It’s likely you’ve noticed new skincare and cosmetic companies popping up with ‘all natural’ and ‘organic’ products. Of course, just because they say they are, does not necessarily make it true. That is where consumer education comes in, and why it is so important.

What Is Mineral Makeup?


Mineral makeup is designed from all naturally occurring products. It is often recommended by dermatologists to women with sensitive skin, rosacea, post operative, laser and other procedures because of its intrinsic skin soothing and anti-inflammatory properties. It is a powder makeup of finely milled minerals. It can provide very sheer or very opaque coverage, depending on the formulation and application. What Are The Ingredients?


This is the most important part. Learning what is in your makeup will give you the ability to choose what will meet your needs best. These are the ingredients you will most likely come across.


• Titanium Dioxide - A white natural sunscreen and anti-inflammatory agent. It is highly reflect, with only a diamond being higher, and thus minimizes fine lines and some skin discolorations.


• Zinc Oxide - A natural sunscreen providing broad spectrum UVA/UVB protection.


• Sericite - A colorless mica that can be used to cut the opacity of Titanium Dioxide and also works as an oil absorber.


• Cornstarch/ Rice Powder - Cosmetic grade - An oil humectant (draws oil out of the pores). Can make acne worse as it is a source of food for bacteria.


• Kaolin Clay - Natural oil-absorption.


• Mica - Natural ‘glitter’. Provides shimmer and sparkle.


• Iron Oxides - Natural pigment - very opaque. Used for tinting cosmetics.


Ingredients To Avoid


These ingredients are also common, but can cause problems so are best to avoid.


• Talc/ Various Powders - Common fillers - can cause respiratory problems.


• FD&C Dyes - Derived from coal tar.


• Bismuth Oxychloride - Known skin irritant - causes itching, rashes and breakouts. Especially prevalent when the wearer sweats.


• Ferric Ferrocyanide - Controversial because of its suspected toxicity.


• Carmine - Crushed beetles.


What Brand Should I Buy?


Well, if you’re familiar with mineral makeup, it’s likely you’ve seen the infomercials. After further research you’ll find these companies use controversial ingredients, and charge quite a bit for their products.


There are several good mineral makeup companies out there that provide a much better product at a more affordable price, as well as a superior customer experience. They also offer samples, which the larger companies do not. You will get to try the makeup (unlike in the drugstore!) for a fraction of the cost before you buy it. While the big number on the bottom is often scary, seeing all the people that came together to make this happen for you may make it all seem worthwhile.


You can use this breakdown to make sure that each party that collects a fee is being reasonable. You can compare apples-to-apples because all Good Faith Estimates must contain the same information. Also, make sure that what you have is a "Good Faith Estimate" and not just a summary of costs that the mortgage broker put together. They may leave some things out but the GFE keeps them in line because they are required by the government to disclose all fees to you.


Your realtor may also give you a fee summary. Do not trust this form. They do this to give you an idea about fees and costs but they don't have the information from the lender necessary to give an accurate quote. You can only get a Good Faith Estimate from a mortgage company.


Since all fees are disclosed in black and white on the GFE, this makes it a great tool to compare mortgages. More importantly, it makes it impossible for a dishonest mortgage broker to sneak unexplainable charges into your loan. A mortgage broker or bank is obligated to give you a GFE very soon after application. Take advantage of this to make sure you are comfortable with the fees being presented.


My best suggestion to you as a homebuyer is to hold on to the original signed copy of your GFE. This document can be easily compared to the final papers that you will sign at closing. You will notice any changes between these forms because they are set up very similarly. Keep in mind that the numbers will change, that’s the nature of an estimate, however your broker should be able to explain any noticeably large changes.

Bird flu drive thru

I’ll have a burger and fries to go and while I’m here check me for the bird flu.


Well,… no not as such, but drive thru’s may be set up in VA hospitals in America as a suggestion by the government as a quick way of testing people who suspect they may have the bird flu.(This drive thru technique was used last year for a vaccine program in the U. S .)


With the virus already having been found in European birds now, precautions are already being put in place to combat its spread to the U. S but it seems only a matter of weeks or months away before it arrives there too. If the disease mutates enough, at the moment it seems that the avian flu virus hasn’t mutated to the point of being easily spread as it centers itself too deep in the lungs and can’t escape through the usual avenues that the other flu virus is passed on…. e. g. from coughing and sneezing.


How is this going to affect you in your day to day living? It could bring up a lot of problems for everyone both socially and financially, due to the fact the all lot of people wont be able to go to work and we’ll all probably have to avoid being in crowded areas,…. so work and schools will probably have to close down or take some kind of precautions to avoid the spread of the virus. You may also find more and more people using the internet to carry on their work.


From listening to some of the recent news releases stockpiles of vaccines are already in place to vaccinate some but not enough for all of the population, so another headache to overcome as to who gets the vaccine and who doesn’t. But enough!.. of the bad news this may all blow over and we will look back at this “Avian flu” and laugh and compare it to all the ranting and raving with that took place a couple of years ago when we were all told that the “Millennium bug” would be the undoing of us all and planes would fall out of the sky.


And…either way whether it does or doesn’t happen, the big pharmaceutical company’s are guaranteed to be laughing all the way to the bank!!

What are vitamins?

A vitamin is an organic (carbon-containing) chemical compound your body must have in very small amounts for normal growth, metabolism (creating energy in your cells), and health. Vitamins are needed to make enzymes and hormones, which are important substances human body uses to make all the chemical reactions, needed to live. Your body has no way to create vitamin molecules itself, so the vitamin molecules must come in through food that you eat. Most of us get enough of vitamins from our food, but it may be necessary for some people to take a vitamin supplement, because an ongoing shortage of vitamins will lead to failed health, weakness, susceptibility to disease.

The body needs at least 13 different vitamins to function properly: Vitamin A - Retinol; Vitamin B complex (B1 - Thiamine; B2 - Riboflavin; B3 - Niacin; B6 - Pyridoxine; B12 - Cyanocobalamin; B9 - Folic acid; B5 - Pantothenic acid; H - Biotin); Vitamin C - Ascorbic acid; Vitamin D - Calciferol (can be obtained through sunlight); Vitamin E - Tocopherol; Vitamin K - Menaquinone.

There are two types of vitamins: fat soluble and water soluble.

Fat soluble vitamins

Vitamins A, E, D and K are fat-soluble, they dissolve in fat but not water. Once these vitamins are absorbed by the body, they are stored mostly in the fatty tissues and in the liver. Fat-soluble vitamins can be stored in your body for up to six months. The liver provides the primary storage tissue for vitamins A and D. Vitamin E is stored mainly in body fat and to a lesser extent in reproductive organs. Relatively little vitamin K is stored. When you need these vitamins, your body takes them out of storage to be used.

Because you can store these vitamins, you don't have to get a supply of them every day. However, eating fats or oils that are not digested can cause shortages of fat-soluble vitamins. On the other hand, getting too much of these vitamins, particularly vitamins A and D, can lead to toxic levels in the body and cause problems.

Vitamin A (Retinol)

Vitamin A, also called retinol, is a fat-soluble vitamin that has many functions in the body. It helps the eyes adjust to light changes, plays an important role in bone growth, tooth development, reproduction, cell division and gene expression. Vitamin A helps regulate the immune system, which helps prevent or fight off infections by making white blood cells that destroy harmful bacteria and viruses. Also, the skin, eyes and mucous membranes of the mouth, nose, throat and lungs depend on vitamin A to remain moist.

Signs of vitamin A deficiency are night blindness, dry scaly skin, low resistance to infection, poor tooth formation, slower bone growth, formation of gall and kidney stones, sinus troubles, poor digestion, ear abscesses.

Excess alcohol intake depletes vitamin A stores. Food sources of Vitamin A: liver, butter, whole milk, cheese, egg yolk. Food sources for Provitamin A: carrots, leafy green vegetables, sweet potatoes, pumpkins, winter squash, apricots, cantaloupe.

Vitamin D (Calciferol)

Vitamin D is a fat soluble vitamin that is found in food and can also be made in your body after exposure to ultraviolet (UV) rays from the sun. Sunshine is a significant source of vitamin D because UV rays from sunlight trigger vitamin D synthesis in the skin.

Vitamin D plays a critical role in the body's use of calcium and phosphorous. It increases the amount of calcium absorbed from the small intestine and helps form and maintain bones. Vitamin D also works together with other vitamins, minerals, and hormones to promote bone mineralization. Without vitamin D, bones can become thin, brittle, or misshapen. Children especially need adequate amounts of vitamin D to develop strong bones and healthy teeth.

Lack of Vitamin D may cause rickets and fragile bones, bowed legs, enlargement of the elbows and wrists joints, also muscle twitching and muscle cramps.

Excessive amounts of Vitamin D may result in general depression, abnormal calcium deposits in the blood vessel walls, liver, lungs, kidneys, and stomach. It may also lead to diarrhea and have other severe toxic effects.

Food sources of Vitamin D: Cod liver oil, salmon, mackerel, fortified milk and cereal tuna fish, sardines, eggs, liver (beef).

Vitamin E (Tocopherol)

Vitamin E is a fat-soluble vitamin. Vitamin E helps in the overall health of the sexual organs, is good for the skin and helps promote its healing. Is good for the heart and lungs. Vitamin E acts as an antioxidant, protecting vitamins A and C, red blood cells and essential fatty acids from destruction.

Lack of Vitamin E may cause sterility in both sexes, loss of hair, and miscarriage.

Food sources of Vitamin E: wheat germ oil, sunflower seed kernels, sunflower oil, safflower oil, hazelnuts, peanuts, corn oil, spinach, broccoli, kiwi, mango.

Vitamin K (Menaquinone)

Vitamin K plays an essential role in normal blood clotting and helps promote bone health.

Food sources of Vitamin K: dark green leafy vegetables, liver, olive oil, cottonseed oil. Vitamin K is also made by bacteria in the intestine.

Partnership for food safety education unveils new evolution of popular consumer education website

The national Fight BAC!® campaign's upgraded on-line food safety information better serves educators and consumers seeking information to help reduce risk of foodborne illness.


"The Partnership's website, fightbac. org, is widely utilized by consumers, educators, dietitians and public health officials across the United States," says Shelley Feist, Executive Director of The Partnership for Food Safety Education. "Our goal is to make our materials fully accessible, knowing two-thirds of adults turn to the Internet for basic safe food handling information."


Despite recent declines in outbreaks of several bacterial foodborne diseases, foodborne illness continues to afflict tens of millions of people each year. Experts agree that education on basic safe food handling is vital to reducing incidence. The Partnership's national consumer study reveals that much progress has been made increasing awareness of safe food handling practices, but more work remains to be done.


"Our research shows a direct link between high awareness of safe food handling recommendations and actual proper food handling practices," says Tim Hammonds, Chairman of the Partnership for Food Safety Education. "By improving our online offerings we hope to contribute to increased awareness of proper food handling, ultimately reducing risk of foodborne illness nationwide."

Migraine pain relief causes treatments and alternatives

Serotonin is a hormone that is technically called 5-hydroxyterpitamine and is produced and found in the pineal gland, blood platelets, the digestive tract, and the brain. Seroronin acts both as a chemical messenger that transmits nerve signals between nerve cells; and a substance that causes blood vessels to narrow. Changes in the serotonin levels in the brain can alter a person’s mood. Serotonin, based on some studies, also cause or trigger migraine headaches.


Migraines occur mainly due to the constriction of blood vessels near the brain. Typically, migraine pain lasts from four to 72 hours. Migraine affects about 15% of the entire U. S. population. Three times as many women as men have migraines. More than 80% of people with migraines (called migraineurs) have other members in the family who have them too. Migraine headaches are the second most common type of primary headache and they can have other symptoms such as nausea, vomiting, or sensitivity to light.


A migraine is caused by the enlargement of the temporal artery, which is the artery that lies on the outside of the skull and under the skin of our forehead. When this artery enlarges, it stretches nerves around it and they in turn release certain chemicals. These chemicals are the cause of the pain that is called a migraine, and they also cause the artery to enlarge even more…more pain, more enlargement. Migraines are just a never-ending circle of agony.


Prescription-strength non-steroidal anti-inflammatory drugs (NSAIDs) can reduce the frequency of attacks in over half of migraine sufferers. Mefenamic acid (Ponstel) and naproxen (Anaprox) are particularly useful for preventing migraines associated with menstruation. Beta-blockers are usually prescribed to reduce high blood pressure. Some, however, are also useful in reducing the frequency of migraine attacks and their severity when they occur. Propranolol (Inderal) and timolol (Blocadren) have been approved specifically for prevention of migraine. Others medications that have been found to be effective include metoprolol (Lopressor, Toprol XL), and nadolol (Corgard).


However, regular headache pain relievers and other oral medications are probably going to do little to help. They are simply not absorbed the way they should be. However, a person with migraine could try some natural remedies such as massage, heat, a hot shower, relaxation techniques or any activity that helps puts aside the worries for the moment and relaxes the body.


Another non-chemical method used by people to treat migraines is called acupuncture, a procedure that helps calm the temporal artery and the sympathetic nerve system. There are a lot of practitioners of Acupuncture. They are licensed, highly trained professionals that can be trusted by patients.


When considering how to naturally prevent a migraine headache, you can try lavender or peppermint oil as a topical solution or inhaler. These can be put in a vaporizer or washcloth. Calcium and magnesium supplements also help relieve muscle tension.


Alternative medicines for migraine headache pain sufferers are available without the risks or adverse effects of the regular pain relief medications. Besides being more conservative than the medical establishment's methods of migraine pain relief, they're often just as effective, if not more so.
